Browsing the site

Our own site statistics do not use cookies. When Google Analytics is enabled, Google also collects visit, device and traffic-source data and uses cookies. We do not send Google form contents, phone numbers or private owner links. Google Analytics retention is set separately in its settings.

To count how the site is used, we keep short records: which page was opened, which contact button you pressed (call or WhatsApp), which site you came from (the site’s name only, for example google.com), advertising campaign tags (utm) if the link has them, the page’s language, and a random identifier that disappears when you close the browser tab.

These records do not include your IP address or any details of your browser or device. To limit searches, we derive a daily changing code from your IP address using a secret key. We store only this code and the request count, with automatic expiry after two days.

The site runs on Vercel’s servers and the data is stored in a MongoDB Atlas database. The hosting provider may itself process technical data, such as IP addresses, to run the site.

Most listing photos load directly from the servers of the site where the listing was first published (myhome.ge or ss.ge). When your browser loads a photo from there, those servers receive your IP address and your browser’s details, as any website does; we ask your browser not to tell them which of our pages you are on. Some photos, such as those an owner added themselves, load from binamo.ge itself.

The apartment request form

If you fill in the request form, we keep what you enter: your phone number, the contact channel you prefer, your name and message if you write them, and what you are looking for — neighbourhood, number of rooms, budget, timing and purpose. We also keep which page the form was sent from, advertising campaign tags (utm) if the link had them, the page’s language, and the consent text shown on the form, with its version and the time.

We use this data only to contact you and offer you suitable apartments. We do not publish it.

The apartment sale form

If you fill in the sale form, we keep your phone number, your name if you give it, the apartment’s address and details — neighbourhood, rooms, area, price and description — the photos you upload, and the consent text with its version and the time.

Nothing from the form is published automatically. We use it to contact you; we publish a listing only after agreeing it with you.

Messages and calls

If you write to us on WhatsApp, Telegram or Facebook Messenger, we keep the conversation in order to reply to you. We transcribe WhatsApp voice messages using ElevenLabs.

If you call us and leave a message, we record it and transcribe it using ElevenLabs; we keep the recording and its transcript for 30 days.

Telegram alerts for new listings

If you subscribe to alerts for new listings in our Telegram bot, we keep your Telegram chat ID, the language and filters you chose (neighbourhood, number of rooms, maximum price), the consent text you agreed to, and a record of which listings we sent you.

Alerts contain only links to binamo.ge. You can unsubscribe at any time with /stop.

We keep this data while the alert is active and delete it 90 days after you unsubscribe.

How long we keep data

Records of site use are deleted automatically after 400 days.

Photos uploaded through the sale form are deleted automatically after 30 days.

We keep the rest of the data sent through the forms, conversations and consent records for as long as we need them for the purpose they were collected for: to deal with your request or to show consent. You can ask us to delete them at any time.

Your rights

You can ask us what data we hold about you and ask us to correct or delete it. You can withdraw your consent at any time; we act on a withdrawal within 7 working days.

If you think we are processing your data wrongly, you can complain to the State Audit Office of Georgia. Since 2 March 2026 it has supervised the protection of personal data.
